Polished Concrete Floors in Austin, TX

Heritage Concrete Austin creates polished concrete floors in Austin, Texas, grinding the slab in stages with diamond tooling, hardening it with a chemical densifier and polishing it to the sheen you choose, in homes, garages, shops, stores and warehouses. Most Austin houses stand on a slab or on pier and beam, and few have basements, so a slab home's ground floor already sits on concrete.

The estimate costs nothing. Call, or send a few details by form, and we can go over whether the slab is new or existing, how glossy you want it, and how much of the stone in the mix should show.

Polished concrete levels: sheen and exposed aggregate

Four levels of sheen

The Concrete Polishing Council of the American Society of Concrete Contractors rates a polished floor by the clarity of the images it reflects, on a 0-to-100 scale. A ground floor (Level 1) reads 0 to 9, honed (Level 2) 10 to 39, polished (Level 3) 40 to 69, and highly polished (Level 4) over 70, a near-mirror surface that may require grouting. The last grit decides the level: a ground finish usually stops short of the 100-grit resin-bond diamond and a honed one at 400 grit, while Level 3 goes to 800 grit or finer and Level 4 to 3,000 grit or a high-speed burnisher.

Cream, salt-and-pepper and full-aggregate finishes

How deep the grind goes decides what the surface shows, and the council classes that too. Class A is a cream finish with 85 to 95 percent cement fines showing; Class B, called salt and pepper, shows 85 to 95 percent fine aggregate; and Class C exposes 80 to 90 percent full aggregate. Since the kind and size of the stone change the final color, the council asks for the mock-up on the slab that will actually be polished rather than on a sample poured somewhere else.

Testing the finished floor

Where a level is specified, it is confirmed by testing. The council's minimum is three tests for the first 1,000 square feet or less, then one more for every additional 1,000 square feet or part of it.

How a concrete floor is ground, densified and polished

  1. Mock-up

A test area on the floor itself shows how the stone in that slab will color the finish before the whole floor is ground.

  2. Grind

Metal-bonded diamonds cut the surface down in steps, commonly 30 or 40 grit, then 80, then 150. Dry polishing is the method most of the industry uses today.

  3. Densify

A chemical hardener goes on, mainly a sodium, potassium or lithium silicate, or one of the newer colloidal types. One installer puts it on after the 80-grit pass when the concrete is soft to medium, and at roughly 200 to 400 grit on harder slabs.

  4. Polish

Resin-bond diamonds refine the surface through 100 or 200, then 400 and 800 grit.

  5. Final pass

A 1,500- or 3,000-grit resin diamond, chosen for the sheen wanted, finishes the floor.

Prosoco, a densifier maker, describes the chemistry: the silicate converts the concrete's calcium hydroxide into CSH, calcium silicate hydrate, which is the binder that holds concrete together.

Polished floors for homes, garages and warehouses

New slabs meant for polishing

A 3,000 to 3,500 psi mix is common for concrete floors indoors. NRMCA recommends holding air content to 3% at most in a slab that will be hard-troweled, because entrained air makes it more likely that the top layer delaminates. For a new pour, see concrete slabs and foundations; Heritage Concrete Austin can quote polishing on an existing floor or a new one.

Garage and shop floors

Under the IRC, a garage floor has to be a noncombustible material, with the parking area pitched toward a floor drain or out through the main vehicle doorway. Polishing leaves the concrete itself as the wearing surface. Coatings are typically epoxy-based instead, often with acrylic color flakes, and quartz thrown into 100% solids epoxy resists impact in a way paint chips don't; Austin epoxy contractors charge $1 to $7 per square foot (2026). Compare the options for concrete garage floors.

Warehouse, retail and office floors

Big floors are also judged on flatness and levelness, the FF and FL numbers. In ACI 302.1R's table of typical values, mechanical rooms and other noncritical areas sit at 20/15 and carpeted offices at 25/20, and a warehouse's levelness can limit how high pallets are safely stacked. Nationally, a polished high-traffic business or retail floor costs $5 to $12 a square foot (2026). More on industrial concrete.

Adding color

Color usually comes from a stain. Acid stains react chemically with the lime in the concrete, and their palette is mostly earthy; water-based stains, acrylic polymers carrying pigment, give more even color in dozens of standard shades, black and metallics included. A power-troweled or very dense slab may not take acid stain well until it has been profiled. See stained concrete.

Polished concrete floor questions

What are the downsides of polished concrete floors?

The floor shows the slab underneath it. Concrete is a natural material that mottles and varies in color, and the stone in the mix sets the finished look, which is why a mock-up on the real floor comes first. A Level 4 near-mirror finish may need grouting, and small floors cost more per foot to polish than large ones.

Is polished concrete expensive?

National 2026 figures run $3 to $12 per square foot for a basic finish and $5 to $15 or more for decorative work. At those rates, 500 square feet comes to $4,000 to $7,500 and 1,000 square feet to $7,000 to $12,000. Labor runs $40 to $100 an hour. A second national guide says polished floors average $3 to $8 a square foot.

Is polishing concrete floors worth it?

It depends on the floor and its use. Installers credit densifiers with less dusting, a higher gloss, more resistance to abrasion and a longer-lasting floor. Size changes the value: national figures put floors under 1,000 square feet at $8 to $15 or more per square foot, against $3 to $6 for spaces over 5,000 square feet.

How long does polishing a concrete floor take?

A home of up to 2,000 square feet usually takes 2 to 4 days, and a 5,000- to 10,000-square-foot commercial space 1 to 2 weeks, by national figures for 2026. Each grit is its own pass across the whole floor, so a higher sheen means more passes.

Does polished concrete need to be sealed?

Not in the way a coated floor does. A true polished floor needs no sealer, because densifying hardens the surface. A stain-guard sealer still helps in kitchens, garages and other high-traffic areas.
