The Village's building permit checklist requires a permit to erect, construct, enlarge, alter, repair, improve, remove, convert, move or demolish any building or structure inside Webberville. Paving limits by zone
The Guide's water-quality limits set single-family impervious cover, the roofs and paving that rain can't soak through, at 10% to 35% of a lot in the Uplands zone and 5% to 20% in a Water Quality Buffer Zone. No impervious cover is allowed in the 100-year FEMA floodplain. Commercial and multi-family sites in the Uplands zone may reach 70% where rainwater is captured. These are 2012 figures, so confirm the current limits with the Village.
Setbacks from the river
Where land drains straight to the Colorado River, the minimum upstream setback runs to the upper catchment divide or 300 feet, whichever is less, and never less than 150 feet. The Guide's fee schedule lists a $250.00 development permit fee under the 2003 flood damage prevention ordinance and a $250.00 application processing fee under the 2006 one.

Travis County Parks describes the land at Webberville Park as the flat, gentle terrain typical of the Blackland Prairies, shaded by large oak and pecan trees, and the village's listed elevation is 407 feet. At Webberville's internal point, the spot the Census Bureau uses to place the village, USDA's soil map shows "Bergstrom silty clay loam, 0 to 1 percent slopes, rarely flooded." Its top layer holds 31% clay, and its linear extensibility, NRCS's gauge of shrink and swell, is 4.5%. Other parts of the village may differ; this is a single spot.
Getting water off a flat pad

John F. Webber received a land grant here in 1832 and settled with his African American wife, Silvia Hector Webber. The post office, opened in 1846, was named Webber's Prairie, or sometimes Smithwick's after the first postmaster, Noah Smithwick, and the name became Webberville in 1853. The Village's own 2009 Comprehensive Plan dates the community's first establishment to 1827 and says it ran a ferry across the Colorado River before Texas was a state and before Austin was a city.
By the mid-1880s Webberville had steam gristmills and cotton gins, two churches, a school, four general stores and 200 residents, shipping mainly cotton and livestock. The population reached 382 in 1900; the post office closed in 1903, and the schools joined the Hornsby-Dunlap district in 1951. A newer landmark arrived in December 2011, when the 30-megawatt Webberville Solar Farm began generating power for Austin Energy.
