A subdivision built mostly in the 1980s
Development began on 600 acres in 1972. By 1978 residents had formed the Shady Hollow Homeowners Association to push back against the developer, Austin Savings and Loan, which they accused of building far more densely than it had advertised; the agreement that followed produced parks and recreation facilities, among them the Park on Doe Run, which the developer deeded to the homeowners in 1984. The 2020 Census counted 4,822 residents and 1,792 housing units. The Census Bureau's 2020–2024 survey estimates count all of the homes as single-family detached houses, roughly 95% of them owner-occupied, and about 85% of them built between 1970 and 1999.
What a Shady Hollow driveway carries
The covenants bar boats, trailers, trucks and RVs from the street, the driveway or any part of a lot unless a privacy fence encloses them. That shapes a repair plan. Industry guidance generally finds a 4-inch slab adequate when the passenger vehicles on it weigh 3,000 to 6,000 pounds; for loads of 12,000 pounds and up, such as large RVs or trucks, it suggests 5 or 6 inches. An ordinary home driveway isn't engineered for a large moving van or construction equipment either, so when a corner breaks off, it helps to know whether heavy trucks have been on the drive.

Joints, cracks and sealer
Open joints and cracks are where water finds its way under a slab, so they should be cleaned and filled before any sealer goes down. A silane or siloxane water repellent can protect the surface for more than ten years by one maker's estimate, yet the same maker says the product does nothing to stop water entering through cracks, defects or open joints. Sealer life on a driveway runs 1 to 3 years, set by the product type and how exposed the surface is; penetrating sealers leave no gloss or slipperiness behind.
Water-based sealers, per the sealer guide from the American Society of Concrete Contractors, need both the air and the slab to be 45°F and climbing, and to stay at or below 90°F. By the 1991–2020 normals, Camp Mabry's daily highs run above 90°F from May 26 until September 23, so summer sealing has to be timed around the heat.
A panel that has settled
A panel that has dropped but is still in one piece can be lifted back to level by pumping grout or foam beneath it. At 2 to 4 pounds per cubic foot, polyurethane foam is far lighter than mudjacking material, which can reach 100 pounds per cubic foot; the foam goes in through 3/8-inch holes instead of 2- to 3-inch ones, and it resists water, which helps prevent more erosion under the slab. Mudjacking is the cheaper of the two: national 2026 figures put it at $4 to $9 per square foot, against $8 to $25 for foam.
Cutting out a broken section
Where a panel has broken through, it is sawn out and a new one is poured in its place. The American Concrete Pavement Association calls for an isolation joint between old and new paving, ½ to 1 inch wide and filled for its full depth with a preformed joint filler. Guidance from the National Ready Mixed Concrete Association keeps each panel close to square, its length at most 1.5 times its width, and warns against L-shapes, which matters when the broken piece wraps around a corner of the drive.

(512) 588-2862Approach repairs under Travis County rules
Outside the part that lies within Austin's city limits, Shady Hollow is unincorporated, so Travis County Development Services oversees permits there. The County treats paving as development, and all development in Travis County needs a permit. Inside the city limits the City's rules apply instead, so check which side of that line your address falls on before work is booked.
If the drive joins a road the County maintains, it takes a Travis County Driveway Permit. The application asks whether the approach is culvert style, dip style or curb-and-gutter style, how many driveways the lot has, and how wide each one is at the property line. The County allows only concrete or asphalt in an approach, never pavers or stone, and no grade steeper than 15% unless it approves one. Where a culvert runs under the drive, the pipe in the right-of-way has to be corrugated metal, 18 inches or more across or else a 15 by 21-inch oval, finished with concrete safety end treatments.
Whether a repair on your own side of the property line needs a County permit isn't spelled out on the County's driveway pages, so ask before the work starts.

(512) 588-2862Section covenants and the homeowners association
Shady Hollow grew one section at a time, and each section's covenants are similar but not identical; Section 1's restrictions differ substantially from all the later ones. The homeowners association asks owners to get approval from their own section's Architectural Control Committee before changing the outside of a home, so a repair that changes how the drive looks or where it sits should go to that committee first. The HOA shares an office at 3303 Doe Run with the municipal utility district, which was created on December 15, 1980, as Southwest Travis County Municipal Utility District No. 1 and took the Shady Hollow name in 1995.

(512) 588-2862How a driveway repair runs here
Every job differs; this is the usual order, and the slab itself decides the repair.
Estimate and diagnosis
We look at crack widths, at panels that have dropped or lifted and at where water runs, and we ask what gets parked on the drive.
Section approval and the County
The request goes to your section's Architectural Control Committee, and approach work on a county-maintained road goes through Travis County, or through the City if the lot is inside Austin.
Cleaning and filling
Joints and cracks are cleaned out and filled before any sealer, so water stays out from under the slab.
Lifting or replacing
A settled panel is raised with grout or foam; a broken one is sawn out and poured again against an isolation joint.
Curing
Curing begins as soon as finishing is done and usually lasts 3 to 7 days, in guidance from the National Ready Mixed Concrete Association.

(512) 588-2862Questions before a driveway repair
How long does a driveway repair last?
It depends on the method. National 2026 figures give a mudjacking job 5 to 10 years of life or more, and foam lifting 10 to 15 years or more. A section that is sawn out and poured again is new concrete, and industry figures give a concrete driveway a typical life of 40 years or more.
Do I need HOA approval to repair my driveway in Shady Hollow?
Check with your section first. The HOA asks owners to get approval from their section's Architectural Control Committee before changing the outside of a home, and because each section's covenants differ, the answer can depend on where you live.
How much does it cost to lift a sunken driveway panel?
Typical Austin-area figures for 2026 put mudjacking at $4 to $8 per square foot, with a minimum charge often around $400, and a driveway job at $900 to $3,000. Foam costs more: national 2026 figures for lifting a 450-square-foot driveway with foam run $3,600 to $11,300. These are published averages, not our prices.
